This is a court ordered Guardianship Sale subject to the following procedure:

A) The property will be shown to prospective buyers prior to public auction held:
April 8th 2008 - 2:30 pm Kings County Supreme Court, Room 575 360 Adams Street, Brooklyn NY 11201.

B) There will not be an "offer and acceptance" until the auction date. At the auction the judge will review the tendered bids, and announce the highest bid.

The judge will then allow any and all prospective buyers the opportunity to submit additional bids. The judge will make the final decision as to which bid is accepted, and also choose a second bid in the event the first accepted bidder defaults.

C) Buyers are strongly encouraged to tender written bids along with their financial qualification data (mortgage pre-approval, etc.) prior to auction. Bids and financial qualifications should be submitted through the court-appointed broker Orrichio Anderson Realty, Inc.

D) In the event of equal bids the judge will give preference to bidders whose financial qualification data have been submitted prior to auction, and are deemed financially qualified to purchase.

E) The property will be sold in "AS IS" condition, however, the judge will allow a reasonable due diligence period for property inspection, contract review, etc. The contract of sale will allow a finance contingency.
